Since May 5, 2015, the Decree of the Generalitat de Catalunya “67/2015, of May 5” on the technical inspection of housing buildings. Dogc 05/07/2015, which establishes that multifamily buildings of more than 45 years and those that are reaching this antiquity must have the ITE Report.
The ITE report serves to verify that the owners maintain the properties in the correct state of use and maintenance. In addition, the fact of having passed the inspection without deficiencies is a guarantee that the farm is in conditions in case of sale of some housing or entity.
For this, an architect must review the common elements to detect if there are deficiencies that involve imminent risk for people. Once the technical inspection is carried out, the architect issues the qualification report of the building status, which determines if there is any deficiency that must be remedied. In this case, the relevant reparation must be made to obtain a building aptitude certificate issued by the corresponding administration, in this case of the Department of Habitatge and Media Environment of the Generalitat de Catalunya.

The validity of the ITE will be 10 years as long as the stipulated maintenance is fulfilled. In case of selling any property in farms of this antiquity, the saleswoman will require a validated copy of the certificate.
The property is obliged to conserve and rehabilitate the properties, to keep them in adequate conditions of use. It is therefore the property, the community of owners, in case of horizontal property, which must commission the technical inspection of the building. In addition, the possible repairs of the deficiencies that arise in the deadlines indicated by the Administration will be taken care of.
The advantages of passing the ITE that the buildings will have a book of the building and a maintenance plan coordinated by a technician. Thus, to pass the inspection, the technician will do an exhaustive review of the building, and determine if deficiencies must be remedied. In that case, you will carry out a project and direct the repair works, issuing the corresponding final work certificate, to obtain the building aptitude certificate.
A book of the building will also be written, with all the documentation required by the Administration and with the instructions for use and maintenance and the maintenance plan of the building with the periodic actions that must be carried out.
